• The New Village Arts, Inc. provides professional theater and visual arts to North County with its location in Carlsbad Village, Carlsbad. I have served on the Board commencing in 2014 through the present as the Secretary of the Board.
• As a Member of the San Dieguito River Valley Conservancy i support its purpose to preserve and enhance the San Dieguito River watershed and to promote the ocean to mountains trail along that watershed. • As a founding member of Bravo San Diego, Inc., the opportunity to create and participate in the presentation of various performing arts in one evening allowed the introduction to those performing arts companies to the San Diego Audiences in a venue that provided refreshments and mingling with other persons who wanted to learn more about the San Diego performing Arts.  For the Companies, it allowed them to reach out to new patrons.  In 1998, I joined a few other persons to setup and organize this event and was active on the Board through 2005.

The appeal was from a dismissal on a Summary Judgement stating that there could not be representative standing for the members. The trial court's decision was overturned, 2005

Lexis 1193 (February 19, 2010) I represented Palm Springs Investment Company LP who owned a mobile home park. The legal representation included the administrative hearings, trial court and appeals court.  Palm Springs Investment Company prevailed. The issues related to conditions imposed by Palm Springs., 2010
• WRIT FROM CITY COUNCIL ACTION; APPEAL San Marcos Mobile home Owners' Asso. et al. v. City of San Marcos, et al. (1987) 192 Cal.App.3d 1492. I represented the Interpleaders, the resident associations.  The issue was whether or not the City of San Marcos' adoption and implementation of rent control., 1987
• WRIT CHALLENGING CITY ORDINANCE AND APPEAL Sequoia Park Associates v. County of Sonoma (2009) 176 Cal.App.4th 1270. We represented Sequoia Park Associates at the county administrative hearings, trial court and appeals court.  The trial court found for the Defendant, the appeals court overturned the trial court decision. The issues related to the right a Mobile Home Park Owner to subdivide the mobile home park and offer the individual spaces for sale to the residents who occupied those spaces., 2009

• Carlsbad Chamber of Commerce:  Serving on the Board of Directors, Executive Board, Government Committee participating in focused support and/or opposition to local ordinances and state statutes,  and Board Representative to the Green Committees., 2021
• From 2006 through 2009 represented La Costa Resort in relationship to (i) lot line disputes with abutting property owners and (ii) offering of newly developed "time-share" properties.
• From 2003 through 2009, represented Crews Development with four developments in land-use; governmental permits and sales approvals and documents.
• Representing the owner of Healdsburg Mobile Home Park, the park was subdivided with all approvals, the park was updated to comply with Mobile Home Park Act, the residents were involved at all times, both regular and governmental financing was obtained for the residents, and all governmental approvals were obtained., 2009
• Formed a Limited Equity Cooperative (501c3) comprised of mobile home owners in Marineland Mobile Home Park located in Hermosa Beach followed by a purchase of the mobilehome park including with limitation, negotiations with the Seller, traditional and governmental  financing for the purchase, the sale of memberships to the mobilehome owners, and obtaining all necessary governmental approvals., 2013
• Formed a Limited Equity Cooperative for the residents of Seal Beach Shores Mobile Home Park to purchase the mobile home park within which they owned and resided in mobile homes.  We handled all purchase and sale transactions, regular and governmental financial, and obtained all governmental agencies., 2009
• In conjunction with the client, we were able to have the Department of Housing and Community Development, Division of Codes and Enforcement, to revoke the City of San Clemente's Local Enforcement Agency (LEA) revoked due to the City's failure to properly administer the Mobile Home Park Act, Health & Safety Code section 18200 et seq., 2015
