Shanna Welsh-Levin is a senior attorney and the owner of a San Diego, California-based law firm known as So. Cal. Realty Law. Prior to this, she held positions at another San Diego-based law firm, focusing on federal multidistrict litigation and class action cases. She also contributed to the telecommunications department of the firm based in Pittsburgh.
Ms. Welsh-Levin graduated magna cum laude from the University of Pittsburgh with a bachelor’s degree in anthropology and jazz music. She then pursued her law degree at the California Western School of Law in San Diego, California. In 2004, she obtained her J.D. and was admitted to practice law in California. In addition to her academic credentials, she was a legal extern at the Federal Communications Commission during a semester spent in Washington, DC.
A California licensed real estate broker, Ms. Welsh-Levin is an active member of the San Diego Association of REALTORS, The State Bar of California, the San Diego County Bar Association, the CALIFORNIA ASSOCIATION OF REALTORS and the National Association of REALTORS.
As a socially committed individual, Ms. Welsh-Levin actively engages in community-oriented activities. From 2007 to 2014, during the economic downturn and housing crisis, she took part in many HOME Clinics – supported by the U.S. Department of Housing and Urban Development, held across San Diego, Imperial and Riverside counties. Furthermore, she was the recipient of the Wiley W. Manuel Award for pro bono services at the Legal Aid Society of San Diego in 2010.

- During the COVID eviction moratorium, Ms. Welsh-Levin won an Unlawful Detainer Jury Trial. This was the fourth civil jury trial held in the County of San Diego after the COVID pandemic occurred, 2021.
- Attorney Welsh-Levin succeeded in litigating and settling a four-year lawsuit against four of the largest banking entities in the United States in a case where mortgage investors and mortgage servicers allegedly worked in concert to violate the California Homeowners Bill of Rights, and then wrongfully foreclose on a borrower's home, 2022.
- Attorney Welsh-Levin prevailed in winning a verdict for our Plaintiff client in a real estate fraud case involving a foreclosure rescue scam. Our client was a young military veteran who was defrauded into transferring title to his real estate to avoid foreclosure, 2021.
