Francisco Gutierrez

Francisco Gutierrez offers litigation and dispute resolution services to San Francisco Bay Area property owners, property managers and fiduciaries. Francisco does not represent tenants. He carefully handles every real estate issue ranging from evictions to complex multi-party landlord-tenant litigation.

A compassionate and approachable attorney, Mr. Gutierrez assists property owners and property managers in a variety of matters including those related to tenant buyouts, owner move-in evictions, the Ellis Act, breach of contract, residential and commercial unlawful detainer proceedings, rent control, and defending landlords in premises liability and wrongful eviction lawsuits. 

Mr. Gutierrez worked at another well-known law firm in the San Francisco Bay Area before starting The Law Office of Francisco Gutierrez in 2017. During his time there, he gained an uncommon depth of knowledge of rent control laws.

Mr. Gutierrez focuses a significant portion of his practice on partition disputes.

Mr. Gutierrez is a contributing author to the annual updates to Retail Leasing: Drafting and Negotiating the Lease and California Landlord-Tenant Practice published by the Continuing Education of the Bar.  

Majoring in comparative literature, Mr. Gutierrez received his Bachelor of Arts from the University of California San Diego in 1997. He then attended the University of San Francisco School of Law and obtained his Juris Doctor in 2005. He was admitted to practice law by The State Bar of California the same year and is also qualified to appear before the United States District Court for the Northern District of California. 

Proactive in serving his community, Mr. Gutierrez served as member of the board of directors of La Raza Centro Legal, a legal organization dedicated to empowering Spanish-speaking, immigrant and other low-income communities. He is fluent in English and Spanish.
