Attorney Profile

A partner at Gaylord Merlin Ludovici & Diaz, Blake H. Gaylord focuses his practice on eminent domain and other matters that affect owners of residential or commercial real estate. Located in Tampa, Florida, he provides representation to clients throughout the state, and he has been a member in good standing of The Florida Bar since 2008.

Mr. Gaylord counts among his clients homeowners associations, ranchers, farmers, churches and restaurants. With respect to his eminent domain practice, he guides them through the entire process, starting with the time when the condemning authority files a lawsuit against the owner seeking the property for the purposes of public use. The power is grounded in the Fifth Amendment of the U.S. Constitution, and it requires the governmental body to pay the owner just compensation. The Florida Constitution also has an eminent domain provision, and it requires the payment of full compensation. Owners are not required to accept the original offer, and instead, they often obtain their own valuation prepared by an appraiser or another financial professional.

Mr. Gaylord has handled several inverse condemnation cases as well, in which the government has indirectly infringed on an owner's rights. In this type of action, the owner files a lawsuit against the governmental body. His experience also encompasses ad valorem tax challenges, and he has had several articles published on topics related to his practice areas. Mr. Gaylord's successful track record in all of these endeavors has earned him an AV Preeminent* peer review rating through Martindale-Hubbell.

After receiving a Bachelor of Science in marine transportation management from the United States Merchant Marine Academy, Mr. Gaylord spent several years as an officer with the U.S. Army, where he served in Afghanistan and Kuwait. He then enrolled at Stetson University College of Law and was awarded his Juris Doctor in 2007.
