Joshua Stein is the sole principal of Joshua Stein PLLC, a commercial real estate law firm in Midtown Manhattan. Before establishing his own practice in 2010, Mr. Stein was a partner in the real estate group of a global megafirm for over 20 years. Joshua Stein PLLC handles a wide array of commercial real estate matters, including acquisitions, loans, financing, leases, and development and hotel transactions. The firm is particularly known for long-term ground lease transactions, for which it is regularly engaged by both landlords and tenants. It handles everything from the largest real estate deals in New York City to negotiation of first leases for small retail businesses. Mr. Stein oversees each matter in the office, with support from the firm’s three other attorneys. He also serves regularly as an expert witness on commercial real estate issues and industry practices, and occasionally as a mediator or arbitrator.

Mr. Stein graduated Phi Beta Kappa from UC Berkeley in 1977. Four years later (which included a brief career in book publishing before law school), he received his law degree from Columbia University, where he was a managing editor of the Columbia Law Review, a Harlan Fiske Stone Scholar, and recipient of the Class of 1912 Contracts Prize.

He is regularly recognized as a leading attorney in publications such as Chambers, Law Business Research, and Best Lawyers. In 2020, Who's Who Legal named Mr. Stein one of about a dozen "Global Elite Thought Leaders," calling him "one of the best real estate lawyers that the North American Market has to offer." A former chair of the New York State Bar Association’s Real Property Law Section, Mr. Stein received the Professionalism Award from that organization in recognition of his contributions to real estate law. He is a member of the American College of Mortgage Attorneys, American College of Real Estate Lawyers, and Association for Real Property and Infrastructure.

The author of five books on real estate law and practice, Mr. Stein is one of the most prolific writers in the United States on the subject.
