S. Jay Terry

S. Jay Terry is a seasoned litigator and trusted adviser at Carney Badley Spellman, P.S., in Seattle, Washington, where he has practiced since 2007. He combines technical skill, practical insight and a client-centered approach to deliver strategic solutions that protect interests and manage risks. His robust practice spans the resolution and trial of complex commercial disputes, and he partners with clients to address contracting needs, identify and mitigate risk and navigate construction controversies. 

Mr. Terry routinely guides general contractors, subcontractors, developers and design professionals through claim and defect litigation, site injury matters and contract negotiations. His transactional practice extends beyond dispute resolution to proactive contract drafting, negotiation, and risk assessment across diverse industries, empowering clients to mitigate potential liabilities before they arise.

One of the few attorneys in Washington State accredited as a LEED Professional (AP) by the U.S. Green Building Council, Mr. Terry interprets certification requirements, advises on appeals, and crafts contract provisions that allocate responsibilities and consequences for green-building projects. 

In the realm of real estate, Mr. Terry handles breach of residential contract disputes, broker/agent liability claims, lien enforcement, title conflicts, inverse condemnation, and easement or boundary controversies. He also defends product manufacturers in liability litigation involving everything from medical devices and home appliances to heavy machinery and construction equipment, skillfully addressing questions of design safety, intended use, warnings, and recalls.

Born in New York and having lived in major metropolitan centers nationwide, Mr. Terry earned his J.D. from the University of Washington School of Law in 1998 and began practicing the same year. He is admitted to all Washington state courts and the U.S. District Courts for the Western District of Washington. 

A committed community leader, Mr. Terry serves on the board of the International Dyslexia Association’s Washington branch and is past president of Country Village Day School’s board. He has also presided over and coached Northeast Seattle Senior Little League and currently coaches youth baseball in Bellevue.
